Baltimore Real Estate Tips – Baltimore MD House Buyers: When you find a buyer for your house consider yourself among the lucky ones. Houses are hard to sell these days and buyers can go anywhere they’d like and ask for just about anything they want as there are so many houses to choose from. Selling is quite competitive so if you have interested buyers, do what you can to make them happy without selling yourself too short.

Offers being as rare as they are today, look over any that you get and unless they are really ridiculous lowball offers, make an honest effort to consider what they want to give you for the house. If you ask $325k for the house and you get an offer for $300k, ask yourself whether or not you can get your mortgage paid off and have some equity left if you accept that amount. If you still owe $300k and will have closing costs and future home arrangements to make, it might not work to take $300k. Make a counter offer that covers your necessary amounts. If you need to compromise and some comes out of your pocket, do it if you can afford to.

 Give them a little room to negotiate for what they need from you.

Another place you can be generous with your offers is to consider what they are asking that you leave behind with the house. A common request is for the seller to leave the large appliances, or at least some of them. They are hard to move and the buyer might not want to load up the fridge and bring it to the new house. Since it’s something they’ll need right away when they move in, consider leaving it for them if you can do so. But, you really like it, you say? It’s only a few years old? What’s the alternative? The buyer could back out over something as small as an appliance. It happens every day. It’s not necessarily over the appliance itself at that point as much as it is the perception that you are inflexible and unwilling to help them get into your house.

Raise your counteroffer by $1000 and buy a new fridge for your new house. You’ll have your house sold and the biggest problem will then be finding a nice, new appliance. It’s also one less thing you’ll have to move, so you may just be better off leaving it anyway. Be as open minded as possible when negotiating with your customer, the buyer.
